Initial Consultation
We sit down at your property, talk through your goals, timeline, and budget bands. We walk the site, look at setbacks and utility runs, and give you an honest read on what's feasible.
Design & Site Evaluation
Our in-house architects measure the lot, evaluate access, and produce design options. Detached, attached, or garage conversion — we lay out the trade-offs in plain English.
Permits & Approvals
We pull permits, handle plan-check revisions, and coordinate with the city or county directly. California, Contra Costa, Alameda, and San Francisco are all part of our regular workflow.
Foundation & Framing
Site prep, foundation pour, framing, roofing — your project manager runs a weekly walkthrough so you know exactly where we are.
Mechanical & Finishes
Plumbing, electrical, HVAC, insulation, drywall, paint, flooring, fixtures. We sequence subs tightly so the site keeps moving.
Final Inspection & Handoff
Final inspection passed, certificate of occupancy in hand, punch list cleared. We hand you the keys with warranty paperwork and a follow-up call scheduled.
